"PC Urban's view is that people invest in these units as homes for their businesses, so we embraced the challenge of creating architec- tural appeal with a limited palette," says Taylor, adding that judicious use of colour was also an important contribution (with a highlight being what Sawchyn describes as a "Ford Mustang blue" that coincidentally matches the colour scheme of the new Ford Lincoln dealership). Sawchyn goes on to note that the only challenge overall was conduct- ing traffic analysis on behalf of the provincial government. "This was to show how our business park would not adversely affect the ebb and flow of surrounding traffic and it lasted about five months to resolve," he says. "But again, it was nothing we weren't well prepared to do." The abandoned steel facil- ity was demolished in 2018. Jim Anderson, project manager at Norson Construction, says the construction permits were issued in February of 2019 and the facilities were completed a year later: "It was an aggressive schedule but one we adhered to. The process was standard tilt up with some walls being structural panel with inte- rior insulation." Sawchyn says of the successful com- pletion of the IntraUrban Enterprise business park, "Norson is one of our favourite builders, and we couldn't be more satisfied with the outcome. As for TK A, this was our first project with the architects and we've since embarked on new projects with them in Kelowna and on Vancouver Island. "B.C. is running short of industrial land, so it's important to maximize the use of the spaces we develop. The old steel facility in Kelowna employed about 25 people on eight acres, but now that same space could be home to 160 employees.
