Within the floorplan, seven suites are fully barrier-free includ- ing roll-in showers, kitchens that have undercounter wheelchair space, lower counters for cutting, and acces- sible storage. "We chose neutral colours inside the suites, with laminate flooring. Extra-large windows bring lots of nat- ural light into the rooms," he says. Air conditioning is an added feature for hot summers in Winnipeg. With two separate cantilevers in the design, it was a complex building given the structure type. "We had fairly sig- nificant transfer beams to pick up the load of the cantilever conditions, so it was a unique situation compared to the rest of the standard floorplates," says Victoria Munro, senior project manager for Bockstael Construction Limited. "Those floors had to switch back to a cast-in-place/hollowcore structure type, whereas the other floors all have masonry shear walls. There was a lot of consideration given to this in the planning stages, other- wise going from one structure type to another midway up the building could cause a loss of efficiency." The grey brick veneer on the outside blends well with the adjacent church, but this is a completely differ- ent building from the rest of the area, she says. "It's the only high-rise for quite a stretch along Broadway, but the architecture team was able to make it really blend in nicely with the surroundings." Munro notes with a delayed start date the schedule went from 20 months to 16 months, but they were able to achieve that and are now tracking ahead of schedule. "They were supposed to have 12 suites available by December 2020, but we are actually on track to have 50 avail- able," she says. "It's really been a collaborative effort – a pseudo-IPD approach without having a formal IPD contract in place, with good collabora- tion between contractors, consultants and owners." At least 11, and up to 32 tenants will get occupancy in late December, with the balance of the 78 suites available in the first week of February. Read adds, "This is a complex project, but it was great to work with Victoria and the Bockstael team. They did a fantastic job."
