The balconies borrow their geometry from the tower mass and are offset in groups as to generate a dynamic and intriguing building facade. The balconies also introduce a sense of horizontal movement around the tower, which further accentuate its square shape and verticality," explains Corazza. Then there's the Legacy at Heron Hills in North York, Ontario, that comprises a strikingly slender glass condominium tower rising 25-storeys high along with an adjacent five-storey mid-rise building. The mid-rise residence houses retail shops along street level and results in an exciting fusion of modern and traditional ele- ments above and beyond the ordinary. "The project is designed with different programmatic scales in mind, which lend themselves to different architectural types such as the tower and the podium," says Biase. "The residential scale of the tower is used to define the intersection of Sheppard Avenue and Yorkland Road as distinct and special, while at the same time having a dimension which can compete visually with the larger scale of Highway 404. The podium, on the other hand, is used to delineate a more intimate, commu- nity-oriented scale that provides for an active retail street wall, which could cata- lyze the adjacent neighbourhood."
