"The green building rating system was integrated into the overall design construction, operation and mainte- nance of Monarch," explains Haydar Sabti, project manager from Metro-Can Construction. For example, all wood products from formwork and framing to the in-suite finishes were sourced from non-tropical regions and the majority were extracted and processed within the Pacific Northwest. "Indoor air pollution is limited by properly sealing suites so no air transfers between them," says Sabti. "The occupants' comfort is further enhanced with advanced fresh air cir- culation through the units by Energy Recovery Ventilators (ERVs)." During construction, waste manage- ment contributed to Monarch's LEED credits. "It involved separating six cate- gories of waste off-site and distributing each waste group to the appropriate facilities for reusing and recycling," notes Sabti. "Overall, the various sus- tainability aspects of the project worked in harmony with the building and its surrounding environment." The project was completed on sched- ule in December 2017 and features 80 bicycle stalls to supplement its 66 car parking stalls.
