"I know how much effort went into these little things and I also know that the public won't notice them consciously, but they will passively absorb them, elevating their experience of the space." The mechanical and electrical systems were seamlessly integrated in the building. "The desire was for them to blend into the white canvas of the gallery space so that your eyes would be drawn to the art displays," explains Stephanie Hammar of Integral Group. "This was achieved by using a recessed trench in the floor to supply conditioned air into the space, and to run the electrical elements. Concealed ceiling slots along the perimeter of the room were used to extract the hot air from the gallery." While the prime location is one to celebrate now that the building is complete, that same traffic-heavy site could have caused major concerns during construction. "The City of North Vancouver allowed us to stage the work on their portion of the land in front of the gallery's main entrance, increasing our working area substantially," notes Will Thompson, project manager at Haebler Construction. "We were able to confine all deliveries, site trailers and so on to the site itself, avoiding road closures and negating any impacts that our site would have had on the bus loop and public transportation nearby." Turnbull Construction Project Managers (TCPM) was retained to manage the project back in November of 2013, almost four years to the day when this marvellous new gallery opened to the public. Grant Turnbull, president at TCPM says that as with every project there were of course challenges with the budget and schedule, as well as several significant technical issues, but adds that "the project team responded in meeting those challenges and all members of the team should be commended." As it is, the project was completed on time and is expected to be confirmed under budget. "The overall success of the project must largely be credited to the client's building committee, chaired by Kevin Pike," says Turnbull. "This volunteer committee of gallery supporters and community leaders always had a very thoughtful approach and gave us clear and concise direction. The gallery's fundraising team, led by Shier and Jessica Bouchard, not only raised enough money to pay for the project, but also generated sufficient surplus to seed a legacy operating fund. Working closely with this client group was a very rewarding experience and I'm confident the future visitors to the gallery will find it a truly remarkable place." In conclusion, Shier adds: "The City of North Vancouver trusted us with its most important piece of property. It's a huge privilege to occupy waterfront space like this as a cultural institution, and we give full credit to the City for supporting the vision from the start."
