The actual construction process was highly-anticipated: "One summer the roof tiles began flying off with every gust of our Chinook winds, so even though the building was in good shape, a lot of elements were deteriorating quickly," recalls Henry. The restoration and construction was uneventful save for the replacement of the school's massive boiler, built in 1905, with a heat recovery system. "We had to dig about 1.5 metres and open up the wall at basement level in order to extract the boiler and put in our heat recovery unit," says Chris Saunders, managing principal, Western Canada, for The HiDi Group. The 1960's ventilation system, comprised of a massive centrifugal fan and steam heating coil, was removed to allow for the installation of the new elevator. The heating system incorporated fan coil units in the spaces in order "to keep water temperatures lower for high efficiency, but still meet peak heating demands. While the original sandstone envelope was in excellent condition, thermal performance was not as good as modern buildings," according to Saunders. Cooled displacement ventilation instead of full air conditioning was a feature in all rooms. Henry credits O2 for creating the perfect adornment for King Edward: a new public park and courtyard for events and celebrations. "O2 outdid itself by using King Edward VII's tartan as an overlay for the concrete bands that define the pattern of the park," he says. In addition to the solar panel array integrated into the top floor deck of the new wing, sustainable features figured prominently in O2's design, from the capture and reuse of roof water for irrigation to vehicle charging stations and native plant material. As of August 2017, cSPACE King Edward was the talk of the regional arts community, and organizations including the Alberta Craft Council, The Alberta Magazine Publishers Association and the Making Treaty 7 Cultural Society are among its valued tenants. For Henry and Nyhoff, the project's completion is satisfying on many levels. The latter says, "We managed to achieve LEED Gold certification for a site whose 100-year-old building makes up 75 percent of the total project. That speaks volumes about the integrity of the original building, and of the thoughtful investment that went into its restoration and transformation." A Mark W.
