74 | J UNE 2017 Bridgwater Centre development in Bridgwater Centre, and Hopewell states that, "Utilizing better envelope design and construction methods, along with longevity in the cement-board siding and brickwork will result in reduced energy consumption over time, and a smaller carbon footprint when it comes to maintenance and repairs." Construction on the first phases of Bridgwater Centre commenced in 2015, including housing by Hilton Homes and a gas bar and car wash; Hopewell Developments announced it would transform 10 acres of commercial land to include a grocery store and pharmacy; and A&S Homes and StreetSide Developments were tasked with constructing additional multi-family housing in the area. Rewniak says that his organization "has sold 70 percent of the parcels in Bridgwater Centre. In addition to the Red River Co-op Gas Bar that opened in spring 2015, a second major commercial project, a Save-On-Foods grocery store, opened in November 2016 along with other businesses such as a Manitoba Liquor Mart, Pet Value, and a BMO and RBC." David Dulko, business development manager for Bird Construction Company, says of the building process to date, "We broke ground on Bridgwater Centre in February of 2016 after preparing the site with thicker than usual granular due to poor soil. Work was fairly straightforward and is now about 60 percent complete, and at this point Hopewell is taking over the rest of the construction." To help give the town centre its old world charm, Hardie board lap siding was used extensively, and many of the buildings are augmented with second-storey facades of spandrel panel windows. Landscape architect McGowan Russell Group has been retained by Investors Group to provide large planters, benches, trees, and other streetscaping to enhance the pedestrian-friendly nature of the development. "Even though it's not finished, Bridgwater is an impressive achievement," says Dulko. "It's like being in the middle of small town main street U.S. – or Canada." As the summer of 2017 unfolds, Rewniak reports that "Tim Horton's is expected to open this summer and a Shopper's Drug Mart will also be coming soon. Two of our designated home builders – Hilton Homes and A&S Homes – currently have residential show homes in Bridgwater Centre, and a number of residents have already moved into its multi-family units." As work on Bridgwater continues, Patrick notes that, "All aspects of the development have gone above and beyond what is typically found in a suburban development. Bridgwater has been the fastest growing neighbourhood in Winnipeg for a number of years running, and we expect this trend to continue as the area continues to develop."
