Andrew Clews, project manager with Clark Builders, says Thermenex wasn't the only innovative technology that played an important role in the project. "Our team's mechanical contractor did an extensive BIM model of the facility and worked out 99 percent of the bugs before they happened on site," says Clews. "We were able to find and resolve most conflicts before we were actually sitting looking at them saying, 'I can't build this.'" He adds that, "Obviously, tying into a new building is a challenge, and when tying into multiple buildings there are several." One of those was the location of the exit road over utilities, meaning in some cases utilities had to be rerouted. "Early on we knew there were existing piles but we weren't sure where – we used a GPR survey to locate the piles and adjust the foundation design so we didn't have to remove them," says Clews. The aquatic centre, which initially wasn't slated for any work beyond having the rest of the project tie into it, challenged the general contractor to complete additional work within the same timeline. The team determined it might need a small amount of reinforcing in the roof joists adjacent to the new facility because of the snow load, and that it had to be sprinklered. "Then it was determined the building was not structurally sound," says Clews. "It wasn't ventilating properly so there was rust on the columns and joists so extensive that the existing steel structure needed reinforcing. Because the previous mechanical system was insufficient, it also required a complete removal and redo of the mechanical system." Jocelyn Kew, project manager, says the project went exceptionally well, despite some expected challenges. "We have excellent engineers and architects, and together they managed their teams and worked well together to ensure all systems worked collaboratively," she says.
