What this system does is look at individual spaces and brings in exactly what is needed for that space. We monitor spaced volume of ventilation air in all rooms," explains Kurt Monteiro of Smith + Andersen. The use of an integrated energy metering system tracks building performance, and results in a 42 percent energy cost savings compared to the Model National Energy Code for Buildings. "We give credit to the owners for laying out that vision and sticking to their guns to set a high benchmark for these facilities," says Monteiro. "It's future-proofed with the carbon system, and on track for at least LEED Silver certification." "The vision for Peel Memorial is to highlight and showcase the softer aspects of health-care design, in spite of a process that is all about cost and time. We understand how to work within that P3 model, and we have been able to focus on these broader long-term values," says Colucci. Andre Bohren, senior project manager with PCL Constructors Canada Inc. says the courtyards are his favourite part of the project."The courtyards are accessed on several levels throughout the building. On the ground floor, right off the main entry, is a focal courtyard that is accessed directly from the atrium, and each public corridor on the upper floors have floor-to-ceiling window access to that space, similarly is the seniors' courtyard to the west. There are also two more located on the third floor with direct access to them," says Bohren. Bohren agrees that the P3 or DBFM model can be a challenge, but adds that experience prevails in attaining a successful outcome. "The DBFM model is always challenging, the setup has several stakeholders in the process, and though we often have a slightly different understanding of requirements, one thing we share is that we come into the design and development process having the patient experience at the forefront of our approach. We have found that while there is no one solution, by following the behavioural objectives we allow for more opportunities to find creative means to resolve challenges," says Bohren. "You have to be receptive to a new way of doing things and looking at the problem. Working within a P3 model, you have to wear your creative hat in a different way in order to maximize the design within the established, and often more rigidly- set parameters," adds Danielle Simpson, associate VP, CallisonRTKL. "This has been a very smooth project because of the strong team. The expectations are high, we move very quickly, and we all have the same idea of what success looks like," concludes Smith.
