"There were no repeating grids that lined up easily," he says. "We had to use a lot more transfer beams than usual in order to achieve the desired clear spans." Peikko Group Deltabeams were used for framing most of the second floor, with the advantage being that they are integrated within the hollow precast concrete floors as opposed to traditional beams that are installed beneath the floor systems. "This gave us nice flat lines and a lot more flexibility for the mechanical and electrical systems," says Smeall. A 21st-century design deserved a 21st-century construction methodology. LEAN principles and tools formed the core of Bockstael Construction Limited's work plan. These included Takt Time Scheduling as well as the implementation of the Last Planner System. According to Lisa Smith, Bockstael Construction's project manager, the building layout was especially conducive to the use of Takt to achieve a continuous workflow. When combined with the Last Planner System, it led to greater certainty around the achievement of critical interim deadlines such as completion of the building envelope by December 2016. Meeting this deadline mitigated the impacts of a winter that arrived with a vengeance, and enabled the work to continue in an unimpeded manner, with completion scheduled for Spring, 2017. Smith attests to the fact that LEAN is not a destination but rather a journey. "It's a behavioural transformation built upon the pillars of collaboration and shared accountability. As with any change management initiative, it requires considerable effort and perseverance to gain the necessary support from the entire team," adds Smith. For her part, Legris regards École Sage Creek School as a project in which complicated elements endemic to any school development (such as dealing with large numbers of stakeholders) were addressed effectively and efficiently. "Early on, Louis Riel School Division and Public Schools Finance Board opted for an integrated design process [IDP] that brought all parties to the table and played a huge role in the project's success," she says. "We're very pleased with the outcome: the school will be a fabulous addition to the Sage Creek community."
