Mark van der Zalm, principal landscape architect with van der Zalm + associates inc. says CC1 is an urban project so there is a hard treatment at the base of the tower with cafes and other places where people interact. "Because it is a LEED Gold building, we had to have a balance of plant materials between native and non- native to ensure they were drought tolerant," he says. "The green roof provides stormwater retention, and the landscape itself really functions as a way to absorb stormwater and keep controlled release of that water into the Quibble Creek watershed. Our idea was to try to reduce the impact of runoff into Quibble Creek by having depth of soil and other mechanisms for retaining moisture. The whole project is over a parking slab so the soil in the planted areas is built up over concrete." Van der Zalm says the project has a lot of public art, including a sculpted alloy by a Mexican artist at the southeast entrance to the building. "It is in a planted island and is a welcoming element. This artwork helps to animate the public realm in a way that would not be possible without the development of CC1 in this district of the city." Dan Lee, branch manager for Williams Engineering Canada, says while CC1 was designed for office space, they made an allowance for high outdoor air ventilation requirements. "There is heat recovery in the building that goes to a common rooftop heat pump. It reclaims heat and puts it back into the hydronic loop, a unit where air is sent to, or taken from, for ventilation."
