"To mitigate noise and vibration from the adjacent subway line, crews built the ground floor of the podium so that its core floated 100 millimetres above the existing B1 level. It was supported on existing columns and foundation walls using isolation pads." Maintaining an active PATH underground pedestrian tunnel system, retail and operational four-storey parking garage during construction was also a challenge, says Dhargalkar. Disruption to tenants, cars and PATH users was prevented by locating tower columns so the structure could clear span the main areas. Where necessary, built-up structural columns were needled through small openings in the existing slab so column erection could occur during short off-peak periods for parkade and tenant use. The lobby of the east tower is a minimalist space where the detailing of all the elements is clean and simple, says Milosevic. "The low iron lobby glazing provides maximum transparency between the exterior Arnell Plaza and Adelaide and Temperance Streets and the interior of the lobby, and visually unifies the interior with the exterior," adds Milosevic. "The public art executed by Micah Lexier, located at the east walls of the lobby to the north and south of the core, are highly visible from the exterior and become part of the experience of moving through the exterior public spaces." The lobby height is maximized at approximately 30 feet, which gives the lobby an expansive open feeling with good views to the exterior park spaces and adjacent buildings, and a clear reading of the marble and walnut clad elevator core from the exterior. NAK Design Strategies' involvement in the early phase of the design allowed for interactive dialogue and collaborative effort with the design team, says Robert Ng, principal landscape architect, NAK Design Strategies. "The execution of the landscape work was done with care and precision to allow a flawless integration from the existing to the new public realm," says Ng. "Our intention was to embrace a landscape plan that allows a seamless transition from the indoor realm to the outdoor space. Hardscape represented the majority of the landscape plan. Large granite pavers were engaged throughout the private and public realm." The project required a really collaborative design approach to get the overall site plan in place. "It was a wonderful project and a really creative team," says McClelland.
