70 | OCTOBER 2016 CF Rideau Centre wayfinding. "We had renovated Rideau Centre back in 2001, so here we were getting rid of all the wood trim that we had installed 15 years ago, and replacing standard handrails with glass handrails that would add to the transparency of the interior," says McGrath. The new expansion for the mall would add 230,000 square feet of leasable space for a total retail floor area of 969,000 square feet, as well as three levels of underground parking featuring 387 new parking spots. PCL was able to deliver the parking almost a year ahead of schedule. Vallon says,"We focused on creating a clean line ambiance for the expansion, with plenty of offset openings and layering worked out through computer modelling in order to create a sense of arrival for shoppers to this grand four-level space." While this attention to detail would go a long way in fulfilling Cadillac Fairview's goal of making CF Rideau Centre an "aspirational luxury" marketplace, the detail also had to incorporate a good deal of resiliency against wear and tear. "We avoided fabric as a material, and for seating we created granite benches that are extremely durable but also beautiful," says Vallon. One of the biggest challenges faced by Construction C.A.L. and PCL was the fact that the facility stayed open 20 hours a day; during the day for shoppers, and throughout the night for pedestrians using it as a transit concourse. But Peter Lombardi of Construction C.A.L. says, "Fortunately, shoppers were interested in seeing us work, so we basically worked two shifts: during the day to perform tasks such as laying the quartz floor tiles and prepping for other tasks, and then during the night we would drywall." While careful scheduling was required throughout construction, one task required special co-ordination. "We had two elevators, one in the centre court serving four floors, and it had to be demolished, but noise was a huge consideration," says Lombardi. "So, after PCL had completed a new elevator nearby, we took apart our elevator sequentially using lighter equipment." Despite a sinkhole that swallowed the width of Rideau Street on the morning of June 8, work on CF Rideau Centre continued without any significant setbacks and on budget. Upon completion in August 2016, Cadillac Fairview senior VP and portfolio manager Danielle Lavoie summarized the sentiments of all concerned parties when she told the press, "Other than a bit of dust that we cleaned up as soon as we could, everything went extremely smoothly," She added that the redevelopment enables the facility to "stay best in class and ahead of the curve on everything."
