Kerr notes, "Each of these pop- outs is essentially a roof that required waterproofing and drainage; but the stunning visual effect was well worth the extra effort required by Metro-Can Construction (JB) Ltd. to create when ground broke in 2014." Jubilee House proved to be a rare example of a complex build in an urban core that was undertaken with no undue challenges. "This is my third project in a row with Metro-Can, and they are phenomenal builders," says Kerr. Lawrence Chan, senior structural engineer for Weiler Smith Bowers Consulting Structural Engineers, agrees: "There was only a minimal interruption in the construction process, and the time was used to ensure that every aspect of the project met seismic requirements," he says. One of Chan's biggest challenges was creating a sense of space in what are fairly narrow suites. "So instead of obtrusive columns or other supportive structures, we engineered long spans, and we also used thinner concrete imbedded into the drywall to maximize space while retaining structural integrity," he says. The dramatic frontages inspired Julian Pattison, design director at Considered Design Inc., in his development of two roof gardens on levels eight and 14. "I became interested in beehives and I used that idea to create an abstract geometry creating planters, spaces and other forms." Pattison incorporated native/ adoptive and edible plants into his design, "with everything intended to be extremely robust," he says. "It's our conviction that if you create a unique space for people, they will care for it – and that's the ultimate in sustainability." Kerr says, "we gave Julian a free hand, and the result was fabulous. He even added a beautiful hardwood bench at the front door because Vancouver needs a lot more inviting nooks and crannies such as this – and the space became occupied within an hour of it being opened." Now that the new Jubilee House is ready for occupancy, Kerr is able to step back and appreciate the finished facility.
