"The place of manufacturing for materials used was within 800 kilometres of the site," notes Andrew Cameron, Ventana's senior project manager. Ventana also worked to ensure the project used a high recycled materials content for its structure and to minimize impact during the construction itself. "There were advanced sealing procedures for building penetrations and ductwork to prevent heat loss, low-VOC products used throughout, and a comprehensive waste materials recycling program which diverted most of it away from landfills," states Cameron. In all, the 90,000-square- foot building houses 57 market condominiums, five accessible rental units owned by the Vancouver Resource Society, 12,000 square feet of office space and 15,000 square feet of retail space at ground level. "The design of the commercial space was again a reflection of the eclectic nature of the original block which had very narrow, 25-foot-wide slots of retail and each one had a different front at a different height as a result of the steep slope," says Hemphill. "In Wallace & McDowell, retail tenants have the ability to personalize frontage and awnings which will bring back the flavour of the previous street front retailers and reflect the wishes of the community from the public hearing." Residential tenants were also able to customize their floor plans to a certain extent and could choose from three interior design themes: Shipyard, Heritage and West Coast. The Shipyard scheme features dark textured wood floors with a slick white kitchen, while the Heritage one has a softer look with painted cabinets and the look of gently worn wood floors. In contrast, the West Coast scheme features natural wood tones and pairs this with a high gloss finish for a brighter contemporary feel. Lighting in common areas and suites has been designed with high- efficiency light sources, including LED and fluorescent. "This contributes significantly in achieving lower lighting power densities that equate to energy efficiency. In addition, lighting controls are incorporated into the design in common areas to automatically reduce lighting power and/or turn lights off within a specified time period after the occupant leaves the space," says Joy Mescallado, lighting designer at Nemetz (S/A) & Associates Ltd. The outdoor space has been customized as well by including a spectacular public art piece. Illarion Gallant of Rusnak Gallant Ltd. designed a giant stainless steel vine, titled "Burgeoning," which will wind its way across the ceiling of the two-storey breezeway and exit on the other side of the building in the narrow lane. From there it will climb and spread over four storeys of the building. "There was always a place in the design of the building for public art," says Hemphill. "We intentionally created a portion of the building that goes all the way up where we didn't put windows in for that very purpose." The art piece will be installed and unveiled later in the summer.
