Pre- planning was essential, and all of the documents were developed on a Revit platform shared by the design and construction team, which in retrospect proved to be invaluable." The Stuart Olson team, led by project manager Matt McInnis, broke ground on site in July of 2013 shortly after receiving the foundation and excavation drawings. "Thanks to pre-planning, we mitigated a lot of risk," says McInnis. "As the design developed, we engaged the trades to determine how to maximize efficiency in construction. For example, for the foundation and structure we figured out what cranes to use, what type of shoring to do and the temporary roads to build. The upshot was that after breaking ground, everything went like clockwork." Major project milestones include piling completion in October 2013, completion of structural steel in December 2014 and the installation of the City Room feature ceiling in July 2015. McInnis credits QSI Interiors Ltd. for its framing and drywalling skills: "One milestone was being able to enclose the building in April of 2015 thanks to QSI; this enabled us to focus on the interior finishes that previously had existed only on paper." At construction peak, about 200 people worked on site; the centre was substantially complete in late October of 2015. As these processes occurred, SMS Engineering optimized the facility's boilers and chillers in order to maximize energy efficiency under LEED Silver standards. Since RBC has a huge footprint, much of which spans a street, the soffits were one of biggest single exterior elements to finish; also installed towards the end of construction was the unique architectural feature of a perforated stainless steel screen over York Avenue. Danelley says of the final result, "This is the most fulfilling project I've ever worked on, thanks to a really good relationship with the owners and good team members focused on giving their best." To which Lahr adds, "Under our design-build delivery system everyone worked in harmony and created an outstanding facility that is already an enormous success.
