From the outset Denna Homes was committed to making this building as sustainable as possible. "The exterior of the building has premium triple-pane window glazing minimizing heat loss and maximizing soundproofing, eliminating noise up to 32 decibels," explains Beattie. "There is even a district geothermal energy system that will provide energy savings in the long run." Interior spaces have been oriented to maximize daylight, views and control unwanted solar gain. The building is fully air conditioned and every unit has its own controls, using a top of the line variable refrigerant flow system. "Water-cooled VRF systems were used so we could have condensing units on each floor that link to fan coils on each suite which provide heating and cooling," explains Gordon McDonald, principal at Integral Group. "We went fully air conditioned with the VRF system because the building features triple-glazing." When it came to the electrical system, the building features a high-voltage underground service provided by BC Hydro off the street to a unit-substation room at parkade level. "There is a diesel- fired emergency generator that has been provided as a back-up for life safety and non-life safety features such as emergency lights, fire fighter's elevator, fire alarm systems, security systems and mechanical equipment for smoke control in case of emergency and power failure," explains Steve Nemetz, president of Nemetz (S/A) & Associates. To ensure the electrical system was cost effective Nemetz was able to locate the electrical rooms with the major equipment close to each other to minimize the length of cable runs. For ease of maintenance Nemetz used LEDs and to increase efficiency motion sensors were installed in areas that are used occasionally, such as the two-storey underground parkade, storage rooms and bike storage. While construction begins on the 14,000-square-foot Denna Club fitness centre, Hosseini reflects on the success of Beacon Tower: "The most satisfying part of the whole process was when the first person moved in and came to us with a bag of freshly made cookies and said, 'this is the first thing I have cooked in my first home.' This is what we had worked toward for four years."
