ATB was amenable to Delnor's request, and the company proceeded to strip 11 floors of the south tower – 240,000 square feet in total – down to the studs. "We immediately followed by recon- structing the space," says St Cyr. "After that we demolished the 5,000-square- foot bank branch space between the two towers and reconstructed it." Part of that reconstruction included a living wall designed by Stantec that Kundrik describes as "a real showcase." It faces the north tower lobby and is enhanced with light boxes. Kundrik adds that another aspect of renovating ATB Place was an overhaul of the complex's 18 passenger eleva- tors and freight elevator. "They were all upgraded to be more energy efficient, and this required careful sequencing and scheduling in order to minimize disruption to traffic flow in and out of the towers," says Kundrik. With regards to the rebuild of the 11 floors, special sequencing of the trades was undertaken to safeguard against schedule overruns and keep track of administrative requirements. "We split the reconstruction of all f loors into individual projects instead of tackling them as a whole, and instead of contrac- tors working on one floor after another we would assign each contractor – for example, electrical – to do f loor two then move to floor four and then six, while others would do f loors three, then five and seven," says St Cyr. "This sequencing would make it easier for us to piggyback contractors in the event of someone falling behind schedule." For a facility that was originally devel- oped to provide a landmark presence for Alberta Telephones and institu- tional business providers, ATB Place has undergone numerous transitions over the decades; but Kundrik echoes the sentiments of the design and construc- tion teams when she says, "This was an especially exciting project for us. ATB Place is not only a unique building for our tenants, it's a great community hub thanks to retail elements, amenities and a terrific food court. It's something we can all be proud of."
