"The tenants receive basic space with four walls – one a sliding entrance, and a single light fixture to start then they can design the interior as required," says Joe Nardozi, project manager at Belrock. "If they have a corner unit, there are two glass walls. The heights of the partitions are 12 feet, and the front wall rises to approximately 14 feet to accommodate signage. The units are open to the metal deck above that houses the sprinkler system for the whole complex. If the unit owners want to have a solid ceiling, they will be responsible for their own sprin- kler system on the interior of their store." Nardozi adds the building's nine entrances each have a wood-look metal canopy that extends eight feet from the building on an angle. "Highway 407 runs north of the facility and because the can- opies are higher than the roof line, it is quite noticeable by people driving by." With the York University subway station nearby, IMPROVE Inc. will offer a shuttle service from that location for those who are not driving. "Once the word gets out that the centre is open, it is going to be a destination shopping point with easy transportation routes for a home- owner or anyone who is building or reno- vating. There will be several retailers for the same product, giving a wide variety of choices for shoppers," says Nardozi. Interior designer Oleg Poymenov worked with EST Design Consultants for the IMPROVE Inc. project, creating memorable surroundings to encourage buyers to stay for extended times at the facility. "A food court is located at the main entrance and because it is such a large complex that requires a lot of walking, we also have nine seating areas within the building," he says. "From the mezzanine, there are stairs to the roof- top terrace where buyers can stop for a while during the summer months." With many features of a large mall, IMPROVE Inc. hopes to capitalize on the interest for both DIY renovators and professionals in the home improve- ment world.
