You will either need to fix these items or be prepared to disclose any deficiencies to your realtor and potential buyers. It may be helpful to have cost estimates available for any major renovations, such as switching from oil heat to natural gas, so buyers feel confident that any deficiencies they accept or negotiate on can be taken care of readily after the sale.
