"Co-ordinating the phasing sched- ule with the owner began almost two years prior to the start of the renovation, and all that pre-planning helped immeasurably. It gave us the understanding needed to be able to deal with the unexpected, with- out having to extend the project schedule." Pigott adds that infection control is always a careful consideration when working alongside a functioning hospital. "It requires that each separate area under construction be completely tarped-off, airtight and under negative air pressure so that any dust created is vented directly outside," he says. This project, like any other of its size and scope, encountered its share of complexities, but the team attributes its success to the strength of the upfront due diligence and the model, which provides clear parameters and an efficient process for dealing with changes. "The client is very happy with the completed facil- ity and if your client is thrilled, you cannot ask for more," says Birkenshaw. "Sometimes hospitals are tough projects to do and in our case, the community is also thrilled with it. Every single event, like ground breaking, topping off or the completion of the expan- sion, brought out an incredible turnout of people." A
