Cabela's was built according to what the company refers to as a "next generation Canada layout" – a design intended to give cus- tomers an outdoor-like experience with museum-quality wildlife displays (the 50,000-square-foot store features a large mountain replica, a bargain cave and indoor archery range). In 2011, Lowe's became the first tenant to open for business. In 2013, during the latter stages of construction, Cineplex purchased Empire Theatres. "This was interesting from a logistics viewpoint, because we had created high-end and contempo- rary-style finishes for both the inside and outside of what we thought would be an Empire," says Naqvi. "Cineplex is known for retaining its own building style, but it instructed its contractors [Traugott Building Contractors Inc.] to retain some of these components." The 45,000-square-foot Cineplex boasts 10 UltraAVX auditoriums, devel- oped as a way to maintain audience share during the Internet age. Ultra- AVX features wall-to-wall screens that are significantly larger than traditional screens, and special projectors provide an ultra high definition presentation. Domanski says there were no undue challenges in the construction process. "The only thing that concerned us was a big grade difference between our site and Manning Road. We were 6.5-metres below the thoroughfare, and the highest we could build our pylon signs was 10 metres, so we wound up being granted rezoning and building them on stilts." The grade difference actually works to the developer's advantage. "The signs for the stores are at eye level for motor- ists, and the entire centre can be easily seen from the road, so there's a visual appeal," says Domanski. Sport Chek, Marshalls and Home- Sense moved onto the site in 2013, the Cineplex complex opened in the spring of this year, followed shortly by Cabe- la's. Tkalcic says, "We provided archi- tectural elements without creating construction details that were difficult to achieve. In fact, a lot of cost savings were achieved, thanks in no small way to excellent project management." As of September three more buildings were under construction and six buildings were scheduled to break ground in the New Year. Naqvi remarks, "On the one hand Manning Town Centre fulfills a growing need for retail in the region, but we're especially satisfied with the fact that our centre is beautiful, a true destina- tion where people can shop and meet." To which Tkalcic says by way of con- clusion, "I think people will like the feel of the finished centre without quite knowing why.
