going in and out of the mall while we were adding to the structure, so safety was a concern." The best method for constructing the parkade was post-tension con- crete slabs, which proved challenging because each has to be tied to the level above, meaning the process doesn't move as quickly as when using conven- tional slabs. "In the buildings, which are struc- tural steel buildings, to meet the tenant requirements they often needed bigger than usual spans," says Don Voth, prin- cipal with Metro-Can Construction. "We usually have 12-foot spans, but these needed up to 20-foot spans and so there were columns all over the place." Although it isn't officially rated, the Park Royal Village Retail Expansion takes advantage of several sustainabil- ity features, including construction on an existing commercial footprint and transforming the existing open-air parking surface to provide greenery and a common public space. "Because we have used so much of the existing structure it is a green feature," says Zebrowski. "Park Royal implemented timed and energy-saving lighting, low-flow plumbing and a green roof on one of the buildings." Adding to this green space is the liv- ing wall system provided by True Blue Wire Products. This vertical landscap- ing creates additional growing space for plants to climb and grow. This provides an esthetically pleasing separation from the backside of the building and the roadway, while aiding in dust con- trol, pollution reduction and providing a natural noise barrier as well. With the project well on its way to meeting its promise to open up before the Christmas rush, the design team is pleased with the final results. "The spacial experience at Park Royal is wonderful," says Zebrowski. "The pedestrian experience, the ease of getting around and the attractiveness of the stores worked out really well.
