"We were conscious of the building location on the site, how it was shaped in conjunction with the street frontage, and the podium height," he says. "Because of this the residential units are able to have nice outdoor spaces with patios, generous windows and bright, airy, livable homes." A 3.5-metre-wide multi-use trail along Steveston High- way celebrates the historical agricultural use of the land through a sloped colourful patchwork of planting that is reminiscent of the patterned quilt of land that one can observe from a plane above farmland. The park is divided into play gardens made for children. Farm gardens that will include garden plots, a contemplative secret garden for quiet, meditative activity, a celebration gar- den made for birthdays or other gatherings, and the country lane – a scenic road made for leisurely walks to the natural gardens and beyond. Jubin Jalili, principal with Integral Group, says the company completed the mechanical system design for the �irst three buildings: Magnolia, Azalea and Camellia. The mechanical systems for the retail spaces consist of distributed water source heat pump systems with heat pump loops, which allow the transfer and sharing of energy between different zones within retail spaces that run in different heating or cooling modes. "This system has the potential and capability for future tenants to use heat rejection from their heat pumps to pro- duce domestic hot water for their own use," says Jalili. "The food store has also been equipped with a heat exchanger to transfer their refrigeration system heat rejection into the heat pump loop. This system has the capability to transfer that heat of rejection to future residential phases should hydronic systems be selected for them." Gas-�ired condensing boilers are used for auxiliary heat of absorption for the heat pump loop, while �luid coolers will take care of the heat rejection. In Camellia, a dry cooler system has been designed to provide heat rejection for the heat pump loop as well as parking ventilation thus reducing the amount of energy and equipment required for ventilation. Residential suites are equipped with electric baseboard heaters with central domestic hot water heating produced in every building. Residential ventilation is provided by gas- �ired make up air units and corridor pressurization system. Building envelope assemblies have been selected to meet ASHR AE Standard 90.1-2004. The project was also designed with a storm retention system to eliminate the need for any municipality storm connection. "All the storm collection from the roof drains is collected in the underground parkade where they terminate to swales and ponds to be used in the gardens," says Jalili. "A separate system was also designed to collect all the road drains and run them through the storm treatment plant before termination into the swales and ponds," Jalili adds. Phase one, Magnolia and Azalea, is complete. Phase Two, Camellia, is set to begin construction later this year. ■ LOCATION Steveston Hwy & No. 5 Road, Richmond, B.C.
