"I feel privileged to be part of this team. It's been a positive experience despite the challenges." Cladding materials for the complex include cultured stone and architec- tural block (greys), exterior insulated f ibreglass system (off whites and beiges), metal cladding, alpolic and phenolic panels (Trespa – wood grain), curtain wall glazed storefronts (clear anodized aluminum framing) and ten- sile fabric canopy structures. "The use of white metal panels draws the eye," says Moore. "People driving by pick up on the quality of these panels and, to some degree, attribute it to the rest of the centre as well." The structure consists of a two- storey structural steel frame construc- tion and the structural grid allows for flexibility of tenant configuration, says Domenic Fagotto, principal, Read Jones Christoffersen Ltd. "The framing at the front of the store is detailed to allow for flexibility of the location of the tenant storefront," says Fagotto. Everyone working on the project has been dedicated to getting the job done right, on time and on budget. "The major challenge of the project from our perspective was to meet the overall construction schedule," says Fagotto. " PCL, being involved from the initial stages, developed both a design and construction schedule that included a sequential tendering process and an accelerated construction schedule." One of the first packages tendered was the foundations and structural steel. "So, from a structural perspec- t ive, in hand w ith Pellow and the rest of the consultant team, design criteria was established, grids were set and details were standardized as much as possible and with a dedicated staff the milestones were met," says Fagotto. "Once construction started, a group including members of the design team were dedicated to the construc- tion administration team to ensure continuit y and a quick response to any questions regarding the develop- ment of shop drawings and on-site construction issues." At a construction cost of $200 mil- lion, the Outlet Collection at Niagara is the first mall of its scale to open in Canada in the last 20 years. " T he team of consult ant s we had on board are also firms that we work with a lot in this industr y," says Renée Young, senior designer, The Mitchell Partnership Inc. "As we have worked with them many times before we have solid relationships, which always makes a project a lot eas- ier and more streamlined during the design process because you're already familiar with each other's expecta- tions. This industry is about the rela- tionships you make and maintain.
