Arguably the most impressive feat construction-wise was Aspac's determi- nation to provide underground parking for residents – something that has never been done in the City of Richmond. "We essentially built a waterproof tank two- and-a-half-storeys below grade and well below the water table," says Ryan. To make this work, Ledcor designed a dewatering system that continuously removed water during excavation (the first system of this scale used in Richmond); it also installed the larg- est waterproofing membrane in North America and presided over the largest concrete pour in the company's history. With Phase One approximately 80 per cent sold out, Ryan's attention has already turned to Phase Two, an urban village designed by IBI Group. River Green is a legacy development in the truest sense of the term, and Ryan credits Richmond for supporting Aspac's vision. "Its goal to be known for livable and sustainable communities coincides with our mandate for future development," he says.
