Guildford Town Centre Expansion photos Courtesy Ivanhoé Cambridge by Adam Currie arlier this year developers and shoppers cheered in unison when real estate company Ivanhoé Cambridge celebrated the completion of phase two of an extensive $280-million expansion and redevelopment project at Guildford Town Centre in Surrey, B.C. When completed in the summer of 2014, the centre will have undergone an 890,000-square-foot expansion and will become the largest regional shopping destination south of the Fraser River. The centre's redevelopment is being undertaken in three-phases. Phase one began in June 2010 and included the opening of a new 237,000-square-foot Walmart Supercentre, along with a 220,000-square-foot new parkade. The second phase, completed in August this year, included the total refurbishment of the existing shopping centre and features the addition of 405,000 square feet of retail space for more than 70 retailers, as well as a newly expanded E p52-55Guildford Expansion.indd 53 1,034-seat food court. The third and final stage will see more than 20 retailers open their doors in different stages throughout 2014. Musson Cattell Mackey Partnership (MCM) acted as the project's prime consultant and managed the design and construction of the redevelopment. Opened in 1966, Guildford Town Centre has undergone a number of renovations, with MCM responsible for many of its improvements and renovations over the years, including the addition of its iconic glass pyramids. "Our goal is to position Guildford Town Centre at the cutting edge of design and retail trends," Daniel Fournier, chairman and CEO at Ivanhoé Cambridge, told attendees during an event held earlier this year that marked the completion of the project's second phase. It's clear that the advantages of this project extend well beyond that of expanded space. The developers have taken a forward-thinking approach to the centre's redesign and are looking to attain LEED Gold certification in 2014. Petra Barker, public and community relations manager at Guildford Town Centre, explains that as part of the redevelopment, the shopping centre has incorporated a number of advanced sustainability features, green building practices and a one-of-a-kind living artwork piece that will not only provide environmental benefits, but also add to the overall beautification of the North Surrey area. The centre's new green features will include bicycle storage and change rooms for retail tenants and staff, a compost program in the food court and innovative wastewater technologies that include low-flow water fixtures throughout the building. During the redevelopment, 75 per cent of the waste is being diverted from landfill, and low-emitting and recycled building materials are being used wherever possible. Barker notes that in addition to these measures, the Centre's new outdoor living artwork will act as the centrepiece of its new landscape features, while also offering significant environmental benefits. "The design team of Patrick Poiraud and Mike Weinmaster from Vancouverbased Green over Grey, designed the shopping centre's indoor and new outdoor green wall that stretches nearly 10,000-square-feet overhead one of Surrey's major commuting streets – making it the biggest of its kind in North America," says Barker. "The indoor and outdoor living walls also contribute towards a number of environmental benefits such as improving the urban heat island effect and increasing overall energy efficiency."
