Snook was also mindful of the shape of the building, the mainlevel plaza space and the use of glass to connect interior and exterior views in developing the landscape design. "The plaza space at the ground level is important," Snook notes, "as it is a resident's or visitor's first experience of the building. We sought to maintain views into and out of indoor spaces, using high-quality materials that reflect the 'urban feel' of the building itself." In addition to the green roof, other features of the building's "green footprint" include LED lighting, waterconserving appliances, high R-value windows with argon between two panes, an elevator with a regenerative motor that uses power as it rises and then captures energy as it descends, and a high-efficiency Mitsubishi heat pump system that provides both heating and cooling. "A conventional fan coil system in a building like this would cost about $3.50 to $4.50 per square foot per year," Hydeman says. "The manufacturer is predicting that operating costs using this heat pump system will be around $1.75 to $2.50 per square foot. The building will shadow the LEED criteria in many categories."
