energy-efficient lighting, ventilation and heating, and all suites feature low-flow toilets and faucets, low-VOC paint and double-glazed windows. Both towers are equipped with bike repair stations, and the owners have also partnered with local car-share program ZipCar. Engaging so closely with residents and nearby businesses reflects Austeville's 'Community is king' credo. "It's important that renters at PaPa feel connected," says Abramowich. The communal amenities building not only connects the towers, but seeks to connect residents with an open space for work and play. Thanks to the Wi-Fi service that extends to The Commons' function rooms and laundry areas, busy professionals can work while socializing or completing domestic tasks. A spacious fitness facility features state-of-the-art equipment and a yoga studio. PaPa's outdoor space is a seamless extension of its focus on minimalism and green features, thanks to the involvement of landscape architectural firm Durante Kreuk. "We reflected the building style by replicating its geometries in the landscape," explains Brandon Clark, landscape designer Towne Millwork sixth.indd 1 at Durante Kreuk. "That was achieved through strategic planting of evergreen shrubs and perennial massing, along with columnar trees that frame the various spaces." The firm also designed a 1,600-square-foot green roof on The Commons, and improved the view corridor by removing overgrown deciduous trees that overshadowed the sidewalk. In keeping with the sense of ownership encouraged among residents, Austeville is planning another contest for renters and neighbours to submit ideas for additional amenities. "Community is a huge part of the buildings' history. In fact, former staff of the original hotel still contact us to reminisce about their experiences at Pacific Palisades," says Abramowich. "We intend to continue promoting that camaraderie at PaPa." ■ 12-10-29 12:16 PM February 2013 ANNUAL INDUSTRY FEATURE: Audio Video Systems Book your ad space now: Dan Chapman 604.473.0316 Alexander Sugden 604.473.0358 Pacific Palisades p74-77PacificPalisades.indd 77 december 2012 /77 11/16/12 3:42 PM
