Quintet is believed to be the first residential project in which air conditioning in every room can be individually set by remote control. Each condenser is architecturally shielded inside a metal enclosure that it is located on the exterior balcony of each suite. Another unique feature of Quintet is the foundation on which the project rests, says Jason Howell, senior project manager at Ledcor Construction Limited. "The project is built on a concrete slab that's an average of five-feet thick," he says. "That's because underneath Richmond is sand and silt from the Fraser River. Any bedrock is at least 300 feet below the surface, making steel pilings prohibitively expensive." Jennifer Brown, senior designer with BBA Design Consultants Inc., says Quintet is not cut from the same cloth as other multi-residential projects in the Lower Mainland. "The difference is the large selection of suite types and the number of common areas," says Brown. "Very few residential developments offer a full-size pool and large change rooms, as well as gym facilities and several private dining rooms." Brown says that when BBA began the interior design for Quintet it selected materials that would give buyers a neutral and natural-feeling. "We used engineered wood floors in the living areas, wool carpet in the bedrooms and porcelain tile in the bathrooms," she says. "The materials blend well together, offering a neutral palette for each purchaser's furniture and art. The kitchens were custom designed by BBA with wood veneer cabinets and engineered quartz counter tops." BBA wanted to create dynamic interiors in the common areas that will be used as gathering and meeting spaces. "We selected some distinctive and exotic materials, such as honey onyx slab surrounds around the fireplaces in the private dining rooms, and custom silk and wool area rugs in the dining areas of the private spaces," says Brown. "We designed custom lighting in the shape of the Quintet logo – the lotus flower. These large pendants hang centrally in all of the main lobbies." Each lobby also has its own flare. "For example, there is a water feature that runs from the exterior into the lobby space," says Brown.
