The inside elements were modu- larized or flatpacked, which again provided more flexibility. "This allowed us to complete a component of the building, like the washroom pods for example that would usually take a lot of time, quickly and efficiently," says Bohren. G Architects' insightful design with the extensive use of windows ensures that no matter what time of day, or what season, light streams into the building. "Anytime you turn your head you're either looking out a big window into the courtyards or out onto the lake," says Galvin. Using a calming base palette of neutral tones results in spaces that feel more home-like and nature oriented. "Since everyone responds to colour in their own unique way, accent wall paint was omitted and replaced with designated opportunities for artwork," explains Andrea Langham, interior designer at Parkin. "The artwork loca- tions not only help to animate and provide interest within the shared domain of the home, but it speaks to a more residential experience." Examples of finishes include stone- look tile and wood-look flooring, patterned wall coverings, wood-look wall panels, and solid surface counter tops. Infection control was of course top of mind for Lakeridge Health and Lakeridge Gardens, and on that front, no-one was prepared to compromise. What may not be obvious from the outside is that Lakeridge Gardens fea- tures two magnificent courtyards at its centre. "We had to think about how to maximise the amount of build- ing footprint we could get in a very constrained site so that led us to wrap- ping the buildings around the whole perimeter of the site. This brings a lot of daylight into the building and provides a completely secure out- door environment for the residents. One architectural principle is that of delight or discovery, which these courtyards provide," says Galvin. When it comes to systems, the project is truly state-of-the-art. "The facility and its building systems are provided with 100 percent emer- gency generator power backup, which means it can remain fully operational in a power outage," explains Dallas Bovay, mechanical lead at Quasar. Jerry Guidarelli, electrical and ICAT lead at Quasar adds that net- work-based IP and PoE systems were also deployed to add flexibility and simplify systems integration and growth, as well as access control and CCT V for increased security and response times. A touchless card access system for all entry and critical areas has also been installed. "The entire facility is provided with 100 percent fresh air, with no recir- culation of any air within the home, and designed to maintain the build- ing between 40 to 60 percent relative humidity – both of which reduce the spread of airborne pathogens and mitigate the risk of future pandemic events," says Bovay. As the first in the pilot project, it's fair to say the team that collaborated on the project has really set the bar high with what they have achieved. All parties, from Lakeridge Health, the Town of Ajax to all the trades and the community, were heavily invested and committed to making this a success. "Even the Premier's Office worked with the Canada Border Services Agency and some of the U.S. senators to help us get what we need on time. That is rare," says Bohren, to which Murphy adds: "The thought and expertise on both the design and how the building would be constructed that PCL brought to the table enabled success. We all knew we needed to be on the same page, and trust and transparency throughout was key to its success." In conclusion, Gray says: "Maximizing our impact in commu- nities across Ontario is at the core of everything we do. Thanks to strong relationships and trust with part- ners, along with innovative solutions to complex challenges, projects like Lakeridge Gardens are creating more modern, comfortable, and safe places for seniors to call home."
