"This was achieved via the mechanical systems and the envelope, the latter of which consisted of a high- performance window wall system with conventional composite alumi- num cladding on the levels above the commercial base, which is curtain wall," Ehman says. Amantea adds, "The final design is also more sustainable by meeting or exceeding energy standards, while providing homes with an abundance of natural light." Syncra Construction Corp. broke ground on the site, a former parking lot, in the spring of 2019; its main challenge in addition to working in tight con- fines was that activity in the retail hub of Park Royal could not be disrupted. Additionally, groundwater issues had to be dealt with due to the site's close proximity to both the Capilano River and the First Narrows. "Plus, the pan- demic caused supply issues and delays, but thanks to Syncra's expertise the construction schedule was largely adhered to and most dates were main- tained," Amantea says. Neil Adamson, project manager at Syncra, is especially impressed by Gateway's water feature: "It was designed by Vincent Helton and consists of 36 vertical spray water jets embedded flush to the plaza floor, and another 26 water bub- blers in four large adjacent pools. Each water jet will have an inte- grated lighting system, creating an immersive and striking dis- play at one of the most prominent locations in West Vancouver." As of January, exterior finishes on the Gateway Residences Park Royal were being installed and Amantea predicts occupancy sometime in the spring. "This is a further step towards achieving our neighbourhood vision, and in that regard we're very pleased with how Gateway has come together," he says. "It's the beginning of a liv- able Park Royal and we are proud of the result. Moving forward, we'll be working hard to create additional resi- dential opportunities and increase the mixed-use character in the vicinity."
