Akman worked closely with design-assist trades Derksen Mechanical and Wescan Electrical to come up with the appro- priate solutions that would meet the schedule and budgetary needs of the project. Some of the existing systems could be utilized, while new systems were also installed to conform to better energy standards and bring the build- ing up to current code. "The challenge was working within the constraints of an existing high-rise and using exist- ing chase ways. We were also limited to modifications of the hollowcore to add new chase ways as required. Structural consultant Crosier Kilgour & Partners was involved every step of the way," says Akman. Another incredibly unique fea- ture of Smith Street Lofts is Edison Properties' Concierge App, which has been developed in-house – a tool to help tenants communicate eas- ily with Edison Properties as well as manage their day-to-day activities. "It has been designed to give our tenants more value and make their lives eas- ier. People's hours are changing and standard office hours no longer apply to buildings. This app allows tenants to communicate with Edison in a way that suits them about anything, even services outside our typical scope, whether it be dog walking, plant watering, reserving common area spaces, or secure package delivery," says Koch-Schulte. It's fair to say that having a great team who were excited about the chal- lenge was key to this project's success. "Everyone was willing to co-oper- ate and work toward solving issues, which meant when problems arose everyone was eager to contribute to solutions. It went a lot smoother than even I anticipated it," says Koch- Schulte, to which Akman adds: "Being able to walk away after this project as colleagues and friends is remark- able and rare in this industry." Smith Street Lofts, which is expected to be completed in Spring, is exemplary in so many ways and proof that with the right team, absolutely anything is possible.
