We also gathered the dining hall and suite windows into stripes, augmented with a black wrap." Sawchuk broke ground on the proj- ect in 2019; the two-storey base was concrete, and the four residential levels were wood frame. Stacked construction allowed for efficient framing, and although not designed to Passive House standards, the enclosure sys- tem consisted of airtight construction with efficient insulation to produce a high-performance building. Other elements that contributed to Nechako being built to LEED Gold standards (certification is pending) included a heat pump energy recovery system. "Also, ceiling mounted devices took energy from the pump into the residences as opposed to these devices being routed through the walls as is standard practice, which results in thermal bridging," says Teeple. Shirra says, "A rain garden was created between Nechako and the University Centre that is not only beau- tiful but also collects our rain water, because we can't discharge into the municipal sewer system." He adds, "A special callout should be given to Teeple principal Avery Guthrie: her leadership in overseeing construction was critical to the success of this project." As of July, the Nechako project was on track for a fall grand opening, and Shirra says, "It's a shining example of great collaboration, partly due to our construction management and inte- grated design procurement models in which everyone worked together to solve problems that popped up. We're very pleased with the final outcome."
