KFR Engineering took the helm in the mechanical consulting of the redevelopment. Dwayne Rose with KFR admits that a project of this magnitude didn't come to fruition without its challenges. "The greatest project challenges were dealing with existing unforeseen conditions and Building Code upgrade requirements," says Rose. While existing mechanical services from the existing building were modified, extended and utilized where possible, a unique aspect of the project was the opportunity to integrate highefficiency heating equipment. This will leverage considerable energy savings during part-load and shoulder-season conditions. Primary hydronic heating equipment, distributed piping and thermal heating assemblies combine to make up the heating system design for the west podium. According to GE Capital Real Estate this will help to achieve a new level of energy efficiency. One new high-efficiency hot water boiler has been added to the penthouse mechanical room. The boilers have been piped in parallel with the existing heating plant boilers. This new system will supply new parkade and podium heating loops, perimeter and reheat coil loops and entrance heaters by way of an extension of the existing building heating risers. "The new system will afford the occupants a high level of thermal comfort and can be modified for future space redevelopment," says Rose. In order to achieve project success for an undertaking of this size, GE had to amass some incredible bench strength. Dialog provided the architectural fortitude while Ledcor took care of the construction process. "We reached out to those we thought were the best-inclass in design, construction and leasing," says Lagopoulos, explaining that there were multiple ideas brought forward for the best use of the corner.
