When we tore down suites, we ensured the occupants would be comfortably housed in another location. All of this took enormous co-ordination, and when we commenced construction on the tower after creating pad and strip foot- ings, we were literally only two or three feet away from the original building." VanMar took over a portion of Union Street for formwork and used part of the existing courtyard to store materi- als, while preserving as much outdoor space for current Villa Cathay residents as possible. "We relied on just-in-time deliveries and had to co-ordinate nar- row time windows for crane usage," says Chatha. Demolition of the remaining por- tion of the original care home will take place this fall. "The three-storey build- ing will be wood frame, so two totally different forms of construction will come together – very interesting and unique," says Chatha. Prospect & Refuge Landscape Architects created landscaping on the tower's roof decks as well as hard- scaping on the covered front entry to the facility. Prospect & Refuge prin- cipal Alyssa Semczyszyn adds, "We also co-ordinated with site engi- neers to save trees along Prior Street, and we're providing a walking loop with raised planters and a variety of plantings for seasonal interest. Also, a traditional feature called the Nine Dragon Panel is being repainted that will form the background of a water feature in the courtyard." Although the Villa Cathay Care Home is still very much a work in prog- ress, the Society is overjoyed by the results to date. "The tower is looking great and families are really looking forward to moving in," says Cheung. "Its success is a tribute to Joe Wai and to our founder, Dr. Harry Fan, who passed away last year." The new Villa Cathay will be the legacy from them for generations of seniors to come.
