"We ultimately reconfigured the design so that the first two floors would be commercial and retail space, followed by four levels of office space, and then apartments from the seventh level upward." The 194 residential suites were developed following the theory that residents would be happy with smaller accommodations as long as they had access to plenty of common amenities and outdoor spaces, according to Hall Hursh. "So our entry level one-bed- room suites start at 500 square feet and are augmented by a rooftop ter- race with spectacular views for miles," she says. "Great views are also provided by a 25th floor resident lounge, which adjoins a huge amenity space with a kitchen and dining room, media room, library, and many other components." Hall Hursh notes that the envelope of Tower 2 was erected by the time Tower 1 was being occupied, "and therefore, over the past year, we could really focus attention on the interiors, which would contain lots of neutral colours, wood treatments, and stonework." Construction of the second tower followed a tight timeline. "Tower 1 was a scramble because the top three floors had a planned occupancy date of June of 2018, so in 30 months we went from an asphalt parking lot to fitting out the top three floors," says Van Iderstine. "Tower 2 was built with phased occu- pancy for the first few levels, with a skywalk system – an interior single, arcing curve connecting the two build- ings at the second level." PCL Constructors Canada Inc.'s biggest challenges were maintaining schedule on an extremely tight site and ensuring the integrity of a buffer zone to protect the first tower as construc- tion progressed. Bragg says of the finished product, "By maintaining its vision and strate- gically value engineering, True North Real Estate Development proved a lot of naysayers wrong in creating a stun- ning complex that we think will be very profitable and influential.
