As an example, the team replaced the conventional tumble dryers in each suite with condensing dry- ers. "These dryers were far more expensive, but they would result in an enormous maintenance savings, be more energy efficient, and save space because no vent work would be required," says Marshall. The building security system was closely analyzed. "We virtually walked through every area of LXTX, and by doing so we were able to refine the number and placement of the systems – and make security even more tenant focused and efficient," says Marshall. An important goal in P3 and BLDG's vision for the living spaces was to have nine-foot ceilings in every suite without adding to the overall height of LXTX. Structural design options were analyzed, and an integrated slim floor system was selected. This sys- tem brought the vision to reality and provided the added benefit of longer spans, which reduced the number of supporting columns in the building. LXTX was on time and on budget for a completion date of April 2019, and Loepp has already received tremen- dous tenant feedback. "They couldn't be more satisfied," he says. Shanski credits "a well oiled team of professionals" for LXTX's success, and Marshall agrees, adding, "it's rare when everybody pulls in the same direction, but that was the case here, and it made the entire project a won- derful experience."
