He adds that for the residential sec- tion, a rain-screened cementitious panel was used for durability, while the street side windows are more sound- proof than typical windows to cut down on street noise. Inside, the commercial and resi- dential components of the building are separated with their own elevators and parking access. The lobby for residen- tial is on Madison, while the storefront entrances are on Dawson. "We designed our building for young professional couples and families to enjoy. The majority of the building is made up of two-plus-den homes built around a central courtyard with the park next door. Additional amenities include a guest suite, fitness centre, and lounge," says Chaput. The square footage of the condos themselves range from 636 square foot to 1,425 square foot, and have been designed with open floor plans and neu- tral-toned colour palettes in order to let residents personalize their own space according to their needs and preferences. The interior of each condo also features vaulted ceilings, a laundry area, large windows, designer light fixtures, chic stainless steel appliances, and a deck. When it came to the mechani- cal and electrical systems, Jade West Engineering and Nemetz (S/A) & Associates incorporated energy effi- cient systems that complement the high-end feel of the building. Heading back outside, there is the private landscaped courtyard to the North, while to the east is the public landscaped park. "It was essential to create a good amenity space for the residents as well as a community space, and I think we achieved a nice balance between the two," says Stephen Vincent at Durante Kreuk Ltd. The structured amenity space has been fenced off to provide privacy for its residents, and contains water features as well as a BBQ and firepit to encour- age gatherings. While over on the east side of the building, the open park is on grade and features seating areas as well as perennial and native planting to attract birds, butterflies, and bees. "Planting on slab is broad leaf ever- greens for year-round interest and the trees are deciduous. The landscape has been designed for shade in the summer and then during the winter will allow maximum light penetration. There are also highlights of perennials to give splashes of colour throughout the year," says Vincent. The boulevard fea- tures permeable pavers and under the sidewalk is structural soil that allows tree roots to access more nutrients. Again, it is obvious that innovative thinking was required outside, as the paving pattern is interrupted with a water main that had to be encased in concrete above ground. "We made this into a feature piece that is both appeal- ing to the public and sensitive to the design," says Vincent. With residents now having moved into Madison & Dawson, it's fair to say that the team managed to navigate some unusual challenges and create a thought- fully crafted building that lives up to its promise of combining luxury and con- venience in B.C's third largest city.
