"The structural systems for the school are conventional, how- ever, the project delivery methodology was unique for Herold Engineering," comments Kate Ulmer, princi- pal structural engineer at Herold Engineering. The project followed Lean principles from design through construction completion. Chong at Integral Group adds that the kind of co-operative relationship between designer and contractor that this methodology produces, also promotes focus on real functional requirements, a consistent understanding of design intent, shared risk, and minimizing the tendency to take unnecessarily conservative approaches. "A lot of emphasis was put on hav- ing a collaborative team approach to construction in an effort to ulti- mately deliver the project to the client on schedule and on budget," notes Jeff Halpenny from AES Engineering. The effectiveness of such an approach is confirmed by the results. "For example, Herold Engineering worked with a framing contractor who utilized a prefab approach that allowed the six-storey wood-frame structure of the residence building to be constructed in a matter of weeks, instead of the typi- cal several months," says Ulmer. A better work flow approach for the envelope saved time as well, beginning when the structure was on the fourth floor, rather than waiting until the roof was completed to start. Just-in-time delivery of the windows allowed the work flow to continue without waiting for a large inventory of windows to be stored on a site that had little storage space. "We started construction with- out the completed design and without any subcontractor values established," remembers Padraig Vaughan, project manager at Kinetic Construction. "The project team set out to collaborate from the beginning and while not all subcontractors were involved at this stage, the collaborative culture that was established early remained intact as we awarded the rest." Kinetic Construction was able to deliver a project that, according to tra- ditional delivery models, should have taken 17 months but was completed in just 13 months instead, on time and on budget. "Staying on schedule is rarer these days and the project was able to do so by using a Lean construction tool called the last planner system, which utilizes something called pull planning." "It's about delivering value to your customers who are building owners, consultants, trade partners, and our own employees," adds Tom Plumb, pres- ident and CEO of Kinetic Construction. This approach allowed the $25-million school to start providing exceptional educational opportunities for 300 local and international students without delaying the start of term.
