For the record, a dozen types of glaz- ing were considered to determine what effect each type would have on the size of HVAC required. Conrad adds, "Honestly, our desire to say that we met the budget on this project dominated everything, so we could prove to the market that building at a high level of sustainability is eco- nomically feasible." Given that ground broke on the proj- ect in June of 2017 and tenant fit-outs would be taking place only 15 months later, Melloul-Blamey spent a consid- erable amount of time working out efficient construction strategies. Structural steel for the core of evolv1 helped Melloul-Blamey to erect the building much quicker than other construction techniques, plus the recy- clable nature of steel also lends well to the sustainability story of the proj- ect. The living wall was installed in the span of a week by Livescape, Melloul- Blamey, and Stecho Electric. Williams, who counts this as one of the greatest projects he's ever worked on in his 35 year design career, says evolv1 demonstrates that a high-per- formance building that feeds the local hydro grid instead of drawing on it can also be "commercially feasible and rep- licated by other developers." For its part, Cora Group is already busy developing evolv2 in the same Waterloo neighbourhood and hopes the project will be ready for ground break- ing at the end of this year. "Five years ago, everyone was saying we couldn't achieve this," says Conrad. "But you know what, we figured out the winning formula." He concludes, "evolv2 will be easier to build and even more budget effec- tive. I truly hope our efforts will change how buildings are developed in Canada. Many architects and engineers are ready for this change, so the only mind- set that remains to be swayed is that of developers, tenants, and the banks."
