Meeting these criteria, the tow- ers have direct connections to the buildings adjacent to them, granting residents and visitors accessibility and harbour during Winnipeg's notoriously cold winters. The mix of uses was the final essential design parameter, chosen specifically to animate the neighbour- hood around it. The first tower, 242 Hargrave, is comprised of retail and office space; the second, 225 Carlton, is comprised of retail, office, and residen- tial; and the second phase of the project will include a hotel, more residential, and retail. "This mix of uses means that there is a steady flow of traffic in, around, and through the area, improv- ing both the level of activity and sense of safety," says Ludlow. The most significant challenge on the project was the schedule – the buildings feature intricate design ele- ments on both towers, the public plaza, the parkade, and skywalk connections – requiring a series of simultaneously managed and co-ordinated schedules and construction jobs. "Fortunately, we have strong design and construction partners that have seen us through the process with a truly Herculean effort," says Ludlow. "We are very excited to deliver the first building, on time, to our first tenant this summer." Natural materials bring warmth and locality to the modern building – Tyndall stone and terracotta are both used on the exterior of 242 Hargrave, and the office lobby contains marble, quartzite floors, and wood ceiling slats in maple. The project's environmental design parameters began with its urban response, focusing on repair and cel- ebration from a social sustainability point of view. "A lot of people think of 'green' as saving energy, but in this case the social factor is central to the project in repairing this area of the city and creating opportunities for it to grow and flourish," says Bragg. "People do that; buildings do not." The design reduces the window- to-wall ratio as much as possible and includes a central plant with signifi- cant heat recovery and energy sharing. "Wells for six in-ground trees have also been installed in the lobby," says Ludlow. "Again, these elements help the project feel local despite being a new standard for design and construction in Winnipeg." Outside, landscaping and green spaces bring a distinctive element to the project. Within the plaza, a grand stair- case connects grade level to a second level patio space designed to be used every day as seating or as an amphi- theatre for special events. Its flowing wood-clad steps and planting beds host an array of ferns and prairie grasses, adding to the project's natural esthetic. Quite new to Winnipeg, the fourth- level podium contains a green rooftop that serves as an amenity space for tenants. "Full-sized maple and aspen trees are planted adjacent to beds of prai- rie grass and dogwood shrubs, and concrete benches for seating," says Ludlow. "We are known for our green canopy in Winnipeg, so these design details were part of a concerted effort to bring an element of nature and natu- ralness to the project." The ownership, design, and con- struction teams, and investment partners are thrilled with the project's progress. "No construction project is without its challenges, but we are on schedule with a final product that we are all very proud of," says Ludlow.
